The crown is the concrete or masonry cap at the top of the chimney. It sheds water away from the flue and the brick below it. Crowns crack. Caulk-and-pray fixes from a previous homeowner usually fail in a season or two. Our repairs can last decades.

Mortar joints fail before the brick does. Raking out the old mortar to a consistent depth and refilling with a matched mortar restores the wall's water resistance and structural integrity. The wrong mortar mix on a 1940s brick chimney looks exactly like what it is . Choose your pro wisely.

You don't need to be a CSIA-certified chimney technician to spot trouble if it's bad enough. White staining on the brick (efflorescence) means water is moving through the masonry. A rust line on the firebox damper signals moisture coming down the flue. Stained ceilings near the chimney chase, mortar grit accumulating on the hearth, and a smoky smell when the fireplace isn't in use all point to problems that get more expensive with time.

The Chimney Safety Institute of America (CSIA) defines three inspection levels. A Level 1 covers readily accessible portions and applies when the system hasn't changed and operates under normal conditions. A Level 2 adds video scanning of the flue interior and inspection of accessible attic and crawlspace runs, required when a property changes hands, when fuel type changes, or after a chimney fire. A Level 3 involves removing components to access concealed areas and is reserved for situations where a serious hazard is suspected.
